Macromedia Dreamweaver MX template error

There is an error when using a Dreamweaver MX template. It would say "Nested editable regions" although there are no such regions. Dreamweaver also refuses to update the pages that are linked.

Do you have any idea what is wrong with this?

There is an error at line 4, column 138 ( absolute position 267) of ' ' ) Nested editable regions.

If this is the first time you encounter this problem on your program, try restarting your computer then try it again. See if it works the next time. If it doesn’t, try doing a clean installation of the program again to eliminate possible corrupted files in your installation. Uninstall Macromedia Dreamweaver first then restart the computer. After booting, check your computer for any possible errors. Use a disk utility application to check the system. This should work now since this is a fresh installation. But if it still doesn’t work, you should now check the program you are coding.
