You can definitely buy and download Office Home and Student 2010 even if you are not a student. It could not however be installed or used on small business computers as its licensed only for non-commercial use.

Only members of your household can use it. It cannot be used by commercial, non profit or revenue-generating companies or business. It is designed by right to be used by small households.

If you will be using Office 2010 for your business or other entities, you may need to purchase other versions of the software.
